Common questions

Straight answers, without the legal jargon.

Housing disrepair can feel complicated. Here are plain-English answers to the questions tenants ask us most often.

Housing disrepair What is housing disrepair?

A housing disrepair claim is a formal process used when your council or housing association has not properly dealt with reported repair problems. It is designed to get the repairs addressed, protect your legal position and seek compensation where appropriate.

The process How does the process work?

We begin by assessing the problems and gathering the important evidence. If the situation is suitable, we prepare a clear report and connect you with a specialist housing disrepair firm. The firm then starts the formal process, contacts your landlord and manages the claim on your behalf.

Your landlord What happens with my landlord?

If the claim is accepted, the specialist firm contacts your landlord formally. Your landlord is given the opportunity to inspect the problems, respond and arrange the required repairs. The process is documented and managed for you, so you are not left trying to handle everything alone.

Your tenancy Will this affect my tenancy?

No. Making a housing disrepair claim does not jeopardise your tenancy. It is a recognised formal process for protecting your rights and getting repair problems addressed. Your landlord must follow the law, must not harass or intimidate you for making a claim, and cannot simply end your tenancy because you have asked for repairs. You should continue paying your rent and following your tenancy agreement as normal.

Costs Will this cost me anything?

No. There is no charge for our assessment and no upfront fee. If a specialist firm accepts your case, it proceeds on a no-win, no-fee basis. That is good news because it means the firm believes the case has a reasonable chance of succeeding. The agreement is explained clearly before you sign anything.
