When pests become a serious problem

You shouldn’t have to live with an infestation.

Rats, mice, cockroaches and other pests can quickly make a home unpleasant and unhealthy. If you’ve reported an infestation and the problem keeps coming back, there may be more that can be done.

Getting the problem sorted

Simply treating the pests may not solve the problem for good. Gaps, damaged areas or other problems with the property can allow them to return. The aim is to deal with the infestation and, where appropriate, address what is allowing it to keep happening.

If your landlord has been told about the problem but it still hasn’t been properly resolved, tell us what’s happening. We’ll help you understand what support may be available.

Common questions

Straight answers, without the legal jargon.

Not sure whether we can help with a pest problem? Here are a few things worth knowing before you get in touch.

Recurring pests Can you help if rats or mice keep coming back?

Potentially. If rats or mice keep returning despite treatment, there may be an underlying problem allowing them into the property. Tell us what has happened, how long it has been going on and what your landlord has done so far. We can then look at whether our service may be suitable.

Landlord responsibility Does my landlord have to deal with the infestation?

It depends on what is causing the problem. For example, pests may be getting into the home through gaps, holes or another problem with the property. If you rent from a council or housing association and have already reported the infestation, tell us what has happened and we can look at the circumstances.

Previous treatment What if pest control has already treated the property?

You can still get in touch. Treatment may deal with the immediate infestation without dealing with how the pests are getting into the property. If they disappeared and then returned, tell us about the treatment and any repairs or inspections your landlord has carried out.

Photos & evidence Do I need photos or evidence of the pests?

No. You can get in touch even if you haven't managed to photograph the pests themselves. Photos of droppings, damage, entry points or affected areas can be useful, as can messages showing when you reported the problem, but you don't need everything ready before speaking to us.

Your next step What happens after I get in touch?

We'll ask about the infestation, when you first noticed it, what you've reported and how your landlord has responded. If your situation looks suitable, we can explain the next step and connect you with specialist legal support. Getting in touch does not commit you to making a claim.
